Germantown covers about 20 square miles on the city’s boundary layer, on the east side of Memphis in Shelby County. Poplar Avenue (U.S. 72 and State Route 57) crosses the city on a diagonal from the Memphis line in the northwest to Forest Hill-Irene Road in the southeast. The Wolf River and Wolf River Boulevard run along the north side, and the old railroad and Poplar Pike run south of Poplar through Old Germantown. The Central Business District, at Poplar Avenue and Germantown Road, is the middle.

The city publishes no neighborhood map. What it does publish is a map of planning districts and a map of about 150 homeowners association areas, and this guide uses those names.

Three things decide what living somewhere costs and where children go to school:

  • ZIP code. The west side is 38138 and the east side 38139; on the city’s street layer the line runs through Farmington and Dogwood. A strip in the southeast toward Winchester Road is in 38125, which Zillow files under Memphis.
  • City limits. Inside them you pay the City of Germantown’s property tax as well as Shelby County’s and get city services, including trash pickup by Waste Pro under city contract. See property taxes and trash and recycling.
  • School zone. Germantown Municipal School District has one high school, so every area in this guide is zoned for Houston High; the elementary school changes by street, among Riverdale K-8, Farmington, Dogwood and Forest Hill. School zones are not the city limits: a few points we checked on parkland and commercial land returned no school, and Germantown Elementary, Middle and High, inside the city, are run by Memphis-Shelby County Schools. Check every address in the district’s zone locator. Our schools guide explains the district.

The city had 40,673 people, a median household income of $149,920 and a median home value of $470,800 (as estimated by owners) in the Census Bureau’s 2020-2024 American Community Survey five-year estimates (QuickFacts).

Home values are the Zillow Home Value Index (Zillow Research) for the whole ZIP code in September 2026: a modeled typical value for the middle third of homes, not a sale price. Because two ZIP codes cover nearly the whole city, the figure cannot tell areas on the same side apart. The city’s figure was $480,889, down 1.1% on the year. More in home prices.

How we built this

The city publishes no neighborhood map, so we named an area only where the City of Germantown’s own GIS names it. The Central Business District, the Wolf River District, the East Poplar Avenue District and Forest Hill Heights are the city’s Smart Growth district layers. The residential areas are groups of neighboring entries on the city’s homeowners association map, named for the largest association areas in each group or the road they share. We checked each against OpenStreetMap, which names few places inside Germantown; its one, Forest Hill, matches the area we call by that name. For each area we sampled points on a grid in the district’s zone locator, the city’s boundary layer and its street layer, which carries ZIP codes; road distances were measured on the OpenStreetMap road network. We do not rank areas.
